The headline is simple: <\/span><b>distribution cost is rising, but margins don\u2019t have to fall<\/b><span style=\"font-weight: 400;\"> if you plan ahead and <\/span><a href=\"https:\/\/rentalsunited.com\/blog\/a-guide-to-dynamic-pricing-for-short-term-rentals\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">adapt your pricing strategy<\/span><\/a><span style=\"font-weight: 400;\"> to the new model.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"what-is-the-airbnb-host-service-fee-percentage-in-2025\"><b>What is the airbnb host service fee percentage in 2025?<\/b><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Airbnb is moving many PMS-connected accounts away from its long-standing <\/span><b>split-fee<\/b><span style=\"font-weight: 400;\"> model into a universal <\/span><b>host-only<\/b><span style=\"font-weight: 400;\"> model.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Starting in <\/span><b>October 2025<\/b><span style=\"font-weight: 400;\">, Airbnb will roll out a <\/span><a href=\"https:\/\/www.airbnb.com\/help\/article\/1857\" target=\"_blank\" rel=\"noopener\"><b>standard 15.5% host-only service fee<\/b><\/a><span style=\"font-weight: 400;\"> for most property managers using a PMS. By <\/span><b>December 1, 2025<\/b><span style=\"font-weight: 400;\">, even non-PMS hosts will be switched to the same model.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">In the current model, <\/span><b>hosts pay around 3%<\/b><span style=\"font-weight: 400;\"> of the service fee, and <\/span><b>guests cover the remaining 14-16%<\/b><span style=\"font-weight: 400;\">. After October 27, 2025, Airbnb will implement a mandatory <\/span><b>host-only fee of 15.5% for PMS-connected accounts,<\/b><span style=\"font-weight: 400;\"> with most remaining non-PMS hosts following by December 1, 2025.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Depending on where you operate, this will affect you differently. For many U.S. based property managers this is a large change, and many <\/span><a href=\"https:\/\/rentalsunited.com\/blog\/the-top-global-vacation-rental-property-management-systems\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">PMS-connected professionals<\/span><\/a><span style=\"font-weight: 400;\"> will lose access to the split-fee option altogether.<\/span><b> In Brazil<\/b><span style=\"font-weight: 400;\">, the new fee will be even higher than the U.S. <\/span><b>at 16%.<\/b><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>In Europe<\/b><span style=\"font-weight: 400;\"> this will represent less of an upheaval, because since 2021 <\/span><b>managers have already been paying around 15% host-only fees.<\/b><span style=\"font-weight: 400;\"> The new regulations will be only a relatively small increase from the current rate.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"why-airbnb-made-this-change\"><b>Why Airbnb made this change<\/b><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Airbnb frames the move as a simplification: <\/span><b>make pricing clearer for guests and reduce friction at checkout.<\/b><span style=\"font-weight: 400;\"> When guests see a clean, all-in price rather than a low nightly rate plus an unexpected service fee, conversion tends to improve. That\u2019s the behavioural driver.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Strategically, this aligns Airbnb with many OTAs and hotel-style pricing models that present guest-facing totals upfront. Switching to a 15.5% host-only model is a <\/span><b>material increase in distribution cost of up to 12.5%<\/b><span style=\"font-weight: 400;\"> which is enough to make a significant dent on profit margins.&nbsp;<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"europe-and-non-u-s-markets\"><b>Europe and non-U.S. markets<\/b><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Many European PMS-connected operators have already been on host-only fees of around 15% since 2021. Practically, that\u2019s about a <\/span><b>14.8%<\/b><span style=\"font-weight: 400;\"> increase to preserve your payout.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Now let&#8217;s look at a pair of examples:<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>Current split-fee model<\/b><span style=\"font-weight: 400;\"><br>\n<\/span><span style=\"font-weight: 400;\">Nightly rate of $100 plus $15 service fee.<\/span><span style=\"font-weight: 400;\"><br>\n<\/span><span style=\"font-weight: 400;\">Guest pays $115, host earns 0.97 of $100 = $97.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>New single-service fee model<\/b><span style=\"font-weight: 400;\"><br>\n<\/span><span style=\"font-weight: 400;\">Adjust nightly rate by 14.8%, equals $114.8 without a service fee<\/span><span style=\"font-weight: 400;\"><br>\n<\/span><span style=\"font-weight: 400;\">Guest pays $114.8, host earns 0.845 of $114.8 = $97.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">As you can see, the result is almost exactly the same for both you, and your guests.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"what-this-means-for-your-distribution-strategy\"><b>What this means for your distribution strategy<\/b><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Airbnb\u2019s fee rise means that property managers may need to rethink the dynamics of multi-channel management.it\u2019s a signal to rethink how you distribute your listings.
