In some locations, taxes may also be added.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Your nightly earnings will be your nightly rate, plus your optional extra charges (such as cleaning fee or extra guest fee), minus the host service fee, typically 14\u201316% of your base rate.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>Here\u2019s an example:<\/b><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Your base rate is $100 per night, you charge a $30 cleaning fee, and your host service fee is 14%.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">If guests book a 5-day stay, they\u2019ll pay $100 per night, totalling $530 for the 5-night stay with cleaning fee.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">From this, you will subtract 14%, meaning in total you will earn $455.80.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">You can use Airbnb\u2019s price breakdown feature to see what guests will pay and what you\u2019ll earn per night or stay.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>To use Airbnb\u2019s nightly price breakdown:<\/b><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">Open Airbnb, go to your <\/span><b>Calendar<\/b><span style=\"font-weight: 400;\"> and select a listing<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Select <\/span><b>Settings<\/b><span style=\"font-weight: 400;\"> at the top of the <\/span><b>Calendar<\/b><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Got to the <\/span><b>Base price<\/b><span style=\"font-weight: 400;\"> section under <\/span><b>Pricing<\/b><span style=\"font-weight: 400;\">\u00a0<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Click on the dropdown below your set price to view the nightly price breakdown<\/span><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><b>To view price breakdown for a trip:<\/b><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">Open Airbnb, go to <\/span><b>Calendar<\/b><span style=\"font-weight: 400;\"> and select a listing.\u00a0<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Select one night or continuous nights in the <\/span><b>Calendar.<\/b><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Click on <\/span><b>Guest total<\/b><span style=\"font-weight: 400;\"> to access a price breakdown for the nights selected.<\/span><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"seasonality-and-market-trends\"><b>Seasonality and market trends<\/b><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Over the course of a year, you\u2019ll see some peak seasons of high demand and other times where you get fewer bookings.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">With a good pricing strategy, you\u2019ll maximize profits during the peak season and boost occupancy during the quieter months.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Your busiest season will vary depending on the type of property and destination. For example, beachside villas will likely see high demand during spring and summer months. You may be able to see booking data through your PMS or channel manager such as Rentals United.<\/span><\/li>\n\n\n\n<li><b>Plan for the year ahead<\/b><span style=\"font-weight: 400;\"> \u2014 Be aware of upcoming events and schedule your Airbnb prices and discounts in advance to accommodate for expected rise and fall in demand.\u00a0<\/span><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"dynamic-pricing-tools\"><b>Dynamic pricing tools<\/b><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">Dynamic pricing simply means adjusting your prices according to fluctuations in the market and seasonal demand.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">You can adjust prices manually or use dynamic pricing tools to automatically set prices according to market data.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">In fact, Airbnb even has its own dynamic pricing feature, Smart Pricing.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">When you turn Smart Pricing on, your nightly prices will automatically adjust based on many different factors such as:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">Local demand<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Amenities and listing quality<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Average number of listing views<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Review scores<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Searches for listings like yours<\/span><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">&nbsp;You can set a minimum and maximum rate, as well as customize prices for any specific nights, then let Airbnb do the rest<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>To turn Smart Pricing on:<\/b><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">Go to <\/span><b>Calendar<\/b><span style=\"font-weight: 400;\"> and select a listing<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Select Tools at the top of <\/span><b>Calendar<\/b><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Navigate to the <\/span><b>Base price<\/b><span style=\"font-weight: 400;\"> section under <\/span><b>Pricing<\/b><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Switch the <\/span><b>Smart Pricing<\/b><span style=\"font-weight: 400;\"> toggle<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Once toggle is on, enter a minimum and maximum price<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Click <\/span><b>Save<\/b><\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">You can also override Smart Pricing anytime without disabling the feature, just by selecting the dates in your Calendar and entering a custom price in the price field.&nbsp;&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400;\">While Airbnb&#8217;s built-in feature will certainly save you time, Smart Pricing isn\u2019t perfect.
