{"id":6028,"date":"2022-02-17T15:19:01","date_gmt":"2022-02-17T15:19:01","guid":{"rendered":"https:\/\/rentalsunited.spfr.co\/?p=6028"},"modified":"2026-07-20T09:13:46","modified_gmt":"2026-07-20T09:13:46","slug":"revenue-management-predictions","status":"publish","type":"post","link":"https:\/\/www.rentalsunited.com\/fr\/blog\/revenue-management-predictions\/","title":{"rendered":"Our Revenue Management Predictions for 2022\u2014Were We Right?"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Last December, we hosted a <a href=\"https:\/\/rentalsunited.com\/blog\/key-to-revenue-success\/\">webinar<\/a> where John DeRoulet (Wheelhouse) and I gave our best tips on revenue success going into 2022.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We also made assumptions about what demand was going to look like based on the historical data that was available to us at the time.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>But were we right?<\/strong> Seven weeks into 2022, we can start to answer that question. While each and every market is different, using a concrete example helps to understand revenue management concepts that you can apply to your own business.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Looking at Miami data from 2019, 2020 and 2021, we noticed the following patterns:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>LOS in 2021 was significantly higher than in 2020 and 2019.<\/li>\n\n\n\n<li>Booking windows were shorter in 2020 and 2021 than in 2019.<\/li>\n\n\n\n<li>In 2021, there was a shift in seasonality: the summer (which normally isn\u2019t the high season in Miami) was very busy, while the traditional high season didn\u2019t perform as well.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Seeing these trends, we predicted that in this particular Southern US market, <strong>2022 demand would resemble a mix between the historical seasonality of 2019 and the altered seasonality of 2021<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As a result, we suggested that property managers in Miami:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Consider changing their MLOS restrictions.<\/li>\n\n\n\n<li>Monitor their booking windows for spring\/summer bookings.<\/li>\n\n\n\n<li>Establish their RevPARs as if this were a historical high season and set reminders for themselves to periodically check whether this strategy is still relevant.<\/li>\n<\/ul>\n\n\n\n<div class=\"wp-block-spacer\" style=\"height: 30px;\" aria-hidden=\"true\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"and-what-the-data-proves-now\">\u2026 and what the data proves now<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Now that we have some data from 2022, we can see whether our assumptions were correct.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So far this year, LOS has been lower than last year. But it\u2019s following the same curve as in 2021, and it\u2019s significantly higher than 2020 and 2019.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/rentalsunited.com\/wp-content\/uploads\/2022\/02\/Webinar-Followup-Image-LOS.png\" alt=\"\" class=\"wp-image-20817\"\/><figcaption class=\"wp-element-caption\">Source: RU Data Studio<\/figcaption><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">At the same time, booking windows are much shorter than last year\u2014and they seem to be starting a new trend compared to three years ago.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/rentalsunited.com\/wp-content\/uploads\/2022\/02\/Webinar-Followup-Image-Booking-Window.png\" alt=\"\" class=\"wp-image-20814\"\/><figcaption class=\"wp-element-caption\">Source: RU Data Studio<\/figcaption><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">Last but not least, ADRs are tracking marginally higher than in 2021.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/rentalsunited.com\/wp-content\/uploads\/2022\/02\/Webinar-Followup-Image-ADR.png\" alt=\"\" class=\"wp-image-20811\"\/><figcaption class=\"wp-element-caption\">Source: RU Data Studio<\/figcaption><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">So what does this tell us?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Guests are making more bookings, closer to the date, for shorter stays, at the same price or marginally higher than 2021.&nbsp;<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This could indicate an increase in willingness to travel.
